Reids Prospect is a 105 acre parcel that has already been approved by the county. It involves 532 residential units and up to 450,000 square feet of office and retail space. Planned are up to 240 condo-type units, 174 townhouses, and 164 single family homes. This part of the project is now under construction along the Prince William Parkway near Asdee Lane.

The latest piece of the overall project that is being planned by the same developer, Gary Garczynsky, is the Judge May property. This property connects to the Reids Prospect tract and lies along Asdee Lane. The May property is an 81 acre parcel on which the developer could build up to 84 townhouses and 219 single family homes, for a total of 303 possible housing units.

Along with the already approved Reids Prospect, the total new housing units in that 186 acre combined area would be 835, along with up to 450,000 square feet of office and retail. The estimated new vehicle trips would be over 7000 per day coming from the new homes. The developer has proffered (agreed to contribute) 8.6 million dollars for improvements, including adding a third lane to the parkway between Old Bridge and Hoadly Road.

It is not clear how many of the 7000 vehicle trips per day would use Asdee Lane to access Davis Ford Road once Asdee is paved, which is likely to happen as a proffer for the Purcell Tract re-zoning.
